Mortgage valuation

Our mortgage valuation survey is a brief report that provides a property valuation for lending purposes. Sometimes the RICS valuation is automated, meaning a surveyor doesn’t need to inspect the property.

Capital Gains Tax valuations

Capital Gains Tax is typically calculated based on the difference between the price originally paid for a property and the amount it was later sold for. A professional market valuation may be required in a number of circumstances, including:

  • Gifts: Based on the market value of the property at the date it was gifted.
  • Assets sold below market value: Based on the property’s full market value at the time of sale.
  • Inherited assets: Based on the market value at the date of the benefactor’s passing.
  • Properties purchased before April 1982: Based on the property’s value as of 31 March 1982.

Valuation Survey FAQs

A RICS property valuation is a professional assessment of a property’s market value carried out by a qualified RICS Surveyor. The report includes an accurate valuation that takes into account the property’s condition, location, market trends, and comparable sales data.

Using a RICS valuation surveyor ensures your property valuation is completed to the highest professional standards. RICS surveyors are fully qualified, regulated, and trusted by banks, mortgage lenders, solicitors, and property buyers across the UK.

When buying or selling a home, remortgaging, handling probate, resolving disputes, or assessing insurance reinstatement costs, you may need a professional valuation.

A property valuation is completed by inspecting the property and assessing factors such as location, size, condition, recent local sales, and current market conditions. A surveyor will then provide an estimated market value based on their findings.

A valuation provides an estimate of a property’s market value, whereas a survey assesses the physical condition of the property and identifies defects or maintenance issues. Buyers often choose to arrange both during the purchasing process.

Most residential property valuations take between 30 minutes to an hour depending on the size and complexity of the property. The valuation report is usually provided within a few working days following the inspection.
