Valuation Letter Terms and Conditions

This letter is not a Structural Survey nor Home Buyers Report. These reports require more detailed inspection to give more detailed advice and information. It is possible that because of its limited nature this valuation report may not reveal certain defects, nor should you assume that defects, if any mentioned in the report, are the only defects in the property. Moreover some points may not have been mentioned because they were considered unlikely to affect the adequacy of the property for valuation purposes.

It should further be noted that certain defects may be more widespread than reported in this valuation. It is recommended that all tests, reports, further investigations, inspections are obtained and considered together with estimates prior to purchase commitment.

The valuer will not move furniture, lift carpets or other floor coverings to expose surfaces, inspect floor voids or any other inaccessible areas, roof voids will be visually inspected from the roof hatch where this is reasonably accessible. No tests will be carried out on services, plumbing and drainage systems or central heating. The exterior of the building will normally be viewed from ground level only.

It is important that as a purchaser you should not rely on this report on deciding whether to proceed with the purchase. The report should not be taken as a guarantee that the purchase is reasonable. You are recommended to obtain a more detailed survey prior to purchase commitment to safeguard your interests.

The valuation figure is the valuer=s opinion of the current open market value of the property. The valuer has assumed that details provided about the property stated in the report are correct and that all legal rights required in relation to them exist and are not subject to any unusual conditions. This information may be provided by the seller, his agent, or from verbal replies to enquiries. Please check with your conveyancer that these are correct and if not tell the valuer as they could affect the valuation.

In some instances, buyers are prepared to pay more for previously unoccupied, new or refurbished properties, for valuation purposes the valuer will discount any sales incentives, not likely to be available on re-sale. Any new build premium will not be discounted.

The valuation provided is the valuer=s opinion of the current open market value of the property at the date of inspection taking into account its repairs and condition and may not be the only valid valuation figure relating to the property.

Valuation figure provided might not have taken into account immediate local market conditions or other special considerations that may be reflected in the purchase price.

This valuation is provided on behalf of the instructing party and is not to be sold, assigned or in any way used by third parties. Any third party liability is expressly excluded.

We have not inspected woodwork or other parts of the property which were covered, unexposed or inaccessible and are unable to report therefore that such parts are free from rot, beetle or other defects.

Conflict of Interests. MAP is a member of the Acorn Group of companies and as such shares directors with other companies in the Acorn Group. However, MAP is a legally distinct and separate entity. Maintaining MAP independence is a priority and is achieved through strict implementation of the following basic principles:

  • the shared directors are not in any way involved in the daily running of Maitland’s surveying business;
  • the management structure of MAP is completely separate from any other company in the Acorn Group;
  • there are no employees in common between the companies;
  • the companies are physically separate; and
  • all sensitive and confidential information is protected.
MAP is confident that due to the separate structure of the companies and the principles in place, no possible conflict of interest should arise as a result of MAP membership of the Acorn Group. If you believe that a conflict of interest has arisen then please bring this to the attention of your contact immediately. MAP and the Acorn Group can not be responsible for any failure on your part to do so. By signing this [Engagement Letter] you acknowledge the above and consent to MAP acting on your behalf in this matter.
