Homescore Survey Terms and Conditions

Homescore is a visual and non-invasive inspection, providing score ratings to various elements within a property. Please note that where the standard is “Visually inspected”, this will be with the assistance of binoculars where relevant in the surveyors opinion and from within the property and demise and available adjacent public areas with ready access. Surveyors ladders will be used internally only to gain access to the loft where safe and reasonable to do so.

Flats and Maisonettes unless otherwise agreed will only be inspected externally in relation to the subject block within which they are located together with associated common parts.  Internally only the subject flat will be inspected.. It is assumed that there are no issues on access, rights of way, service charges or outstanding disputes.

Furnishings, fittings, personal effects and storage will not be moved and no action will be taken which in the surveyor’s opinion could cause damage to the building, compromise safety, or which is against the wishes of the owner/occupier of the building or their appointed representatives. We are unable to advise on parts of the property which are covered, unexposed or inaccessible and cannot give an opinion thereon.

 Attached or integral garages are included.  Attached conservatories are included.  All outbuildings are excluded.  Shared boundary markers and external surfacings are excluded.
Service and specialist installations and communal facilities are excluded.  All service installations, should be tested by the appropriate specialist prior to purchase commitment to be categoric regarding condition.

There is no valuation or comment on saleability.
No inspection of deposited plans will be made and there will be no investigation as regards sub-soils, subterranean conditions, site contamination or flooding risk.

Where matters requiring attention are highlighted in the report, we recommend reports and quotations be obtained prior to purchase commitment. This may sometimes require further work to expose concealed elements. Only when you have all this information will you be able to make an informed decision regarding your intended purchase.  We are not liable for the content of reports and competitive estimates should be obtained.
We are only able to comment on the condition of the property at the time of inspection. Any elements which could be affected by differing weather conditions would need to be inspected in those conditions to confirm their condition.

This report is private and confidential and prepared solely for the use of the client on the understanding that it will not be sold, assigned or in any way used by a third party. Liability to all third parties is expressly excluded.

You must not assume that if no defects are mentioned, all parts of the property are free from defect, nor, where your attention is drawn to a specific defect, does it mean that other defects do not exist. Comments will be added where in the surveyors professional opinion it is considered appropriate. 

Furthermore, certain defects noted may be more widespread than reported. In the report it will be assumed that: ( i)  no deleterious material was used or has been incorporated in the construction of the property,(ii) that structural alterations , extensions etc have received the appropriate approvals (legal adviser to verify) (iii) The property is free from environmental issues unless noted as significant at the time of inspection.

It should be noted that the preventative maintenance and guidance notes although not exhaustive form an integral part of the Homescore report and should be read and considered fully in conjunction with all elements of the Homescore report itself. 

Conflict of Interests

Maitlands is a member of the Acorn Group of companies and as such shares directors with other companies in the Acorn Group. However,Maitlandsis a legally distinct and separate entity. Maintaining Maitlands independence is a priority and is achieved through strict implementation of the following basic principles:
  • the shared directors are not in any way involved in the daily running of Maitland’s surveying business;
  • the management structure of Maitlands is completely separate from any other company in the Acorn Group;
  • there are no employees in common between the companies;
  • the companies are physically separate; and
  • all sensitive and confidential information is protected.

  • Maitlands is confident that due to the separate structure of the companies and the principles in place, no possible conflict of interest should arise as a result of Maitlands membership of the Acorn Group. If you believe that a conflict of interest has arisen then please bring this to the attention of your contact immediately. Maitlands and the Acorn Group can not be responsible for any failure on your part to do so. By signing this [Engagement Letter] you acknowledge the above and consent to Maitlands acting on your behalf in this matter.

    This company operates a formal Complaints Handling Procedure in the event of a dispute/complaint.  A copy is available on request.

    I understand and agree to all the above terms and conditions and agree to pay the agreed fee in the sum of £00.00 inc VAT fully refundable in the event of cancellation prior to execution of the survey.
