Scope of the Report

The MAP Homescore product is a cost effective alternative to the more expensive traditional surveys, and is designed for use when purchasing a property that is not particularly unusual and that to the untrained eye, appears to be generally in reasonable condition. 
Homescore is a visual and non invasive inspection undertaken by a chartered surveyor. Numeric score ratings are applied to key areas of the property.  Comments will be added where in the surveyors professional opinion it is considered appropriate.  Services and non attached outbuildings are excluded.  There is no valuation or comment on saleability.


Type Construction & Age

The report will confirm the style of the property, e.g. semi-detached, detached, flat etc,  Give an approximate indication of the age of the property and also confirm that the building is of standard construction. 


Location & Circumstances

The report will identify the general nature of the surrounding area also confirming weather conditions and any restrictions to inspection.


Movement

Where there is concern over movement, areas which give rise to this concern will be identified and if further investigation is recommended this will be noted.

Timber Defects

The report will address issues of timber decay and infestation.  Where the surveyor has concerns over either of these, either due to conditions existing within the building, or more general concerns due to the age of the building attention will be drawn and appropriate courses of action advised.  Defects to windows, doors and external joinery will be covered under a separate heading.

Dampness & Condensation

Sample readings will be taken for dampness where inspection is possible and not restricted either by elements of structure, furnishings, fitments or conditions of occupancy. 

Significant evidence of condensation apparent at the time of inspection will be noted by the surveyor.

Roof Structure and Coverings

Inspection of the roof structure and covering will be made externally from ground level with aid of binoculars where relevant and from available internal vantage points within the property.  Long ladders will not be used for any inspection and flat roof areas, where accessible within the confines indicated above will only be visually inspected and not physically subject to foot traffic.

Roof structures will be examined by means of a “head and shoulders” inspection where there is a readily available roof hatch directly within the confines of the property, freely removable without the use of tools and where a standard surveyors ladder can be safely used to gain appropriate access.

Chimneys and Parapets

These will be inspected from ground level with the aid of binoculars where relevant.

Rainwater Goods.

Inspection of accessible and visible elements will be made and relevant comments made, although on the understanding that it is not possible to fully confirm the condition of rain water goods unless inspected during periods of heavy rain fall.

Main Wall Elevational Treatments

Comments under this section will be restricted to considerations regarding elevational treatments such as areas of defective render, requirements for re-pointing or replacement of vertical tile hanging or defective boarding.

Windows Doors and External Joinery

Comments under this section will primarily relate to the windows and doors to the property.  We do not undertake to open all windows and doors, particularly although not solely where windows and doors maybe locked and keys may or may not be readily available.  Comments provided will be of a general nature, indicating an overall assessment of these elements without undertaking to specifically inspect every element in detail.

Roof Space

Within the limitations previously advised, a “head and shoulders” inspection of the roof space will be undertaken.  The assessment of this is taken to include the main framework of the roof space where visible and party walls if appropriate.

Ceilings and Internal Walls

We may not always be able identify the materials used in the ceilings and internal walls but comments will include an assessment of the apparent superficial condition and will note any obvious severe structural abnormalities or instability.

Floors

Sub-floor elements are not inspected.  Floor coverings and furnishings and fitments are not removed.  Floor boards are not lifted.  Comments will include general assessment as to whether the floors are considered generally level and even and will highlight any concerns over possible concealed abnormalities, recommending further exposure or inspection as relevant.

Chimney Breasts

Any concerns over support, ventilation where sealed and surface condition will be raised. Condition of flues cannot be advised.

Internal Joinery & Decorations.

A general and brief assessment will be made.

Drainage

Where inspection covers are readily available and accessible and can be lifted without moving other items or without the risk of associated consequential damage, an inspection of these will be made.  The surveyor will note whether the inspection chambers accessible as above are relatively clear or otherwise.  In the case of flats and maisonettes inspection covers will not be lifted.

Boundaries and External Surfacings

A general inspection will be made and any severe deficiencies highlighted. Shared boundary markers and external surfacings are excluded.

Garages and Conservatories

Garages are included where attached or integral only. All other outbuildings are specifically excluded including such as, storage sheds, swimming pools, leisure facilities, barns, stables, ponds and the like.

Matters for Legal Adviser

Attention will be drawn to matters which will be of interest to your legal advisors.  Typically these might include structural alterations or modifications to the property, rights of way or communal maintenance liabilities.


Tenure

Assumptions as to tenure will be noted with legal advisers in all cases to verify accordingly. In the case of leasehold properties the full acceptability of the lease in all regards should be confirmed prior to purchase commitment by legal advisers.


The Surveyors Opinion and Other Considerations

The surveyor will give his overall general assessment of the property, using his experience to enable the client to make an informed opinion regarding their intended purchase. Environmental, health and safety factors may also be included in this heading as may comments on communal areas where considered relevant.
