1) Remove clutter
Over the years the average UK household accumulates a lot of items that end up in storage cupboards. Even if you have a studio flat, maximising space is crucial. Make sure each room has a purpose and that the benefits of the space your home has to offer is clear for a potential buyer to see.


2) Get the paint brush out
First impressions matter. Keep in mind that your personal taste might differ from that of prospective viewers, so opt for neutral colours. Additionally, consider sanding wood flooring and restoring original features to significantly enhance the appeal of your property.


3) Increase your EPC rating

5) Making good use of unused space

6) Improve the garden
It’s important that the garden is usable and easy to maintain. It’s worth spending a day removing weeds and using planting borders to edge your lawn. Add trellises for privacy & an addition of a decked area with seating is an easy way to improve your garden & create an adult space.


7) Apply for a dropped kerb and create a driveway
To do this you will need to contact the local council for property assessment and approval. Once granted, no planning permission is needed if the driveway surface allows water drainage (e.g., gravel, porous asphalt, permeable concrete). Off-street parking adds value with increasing cars on the road.


8) Adding a conservatory
In most cases this addition will fall under permitted development and no planning is needed (dependant on size). A conservatory is an easy way to increase square footage and bridge the gap between an internal space and the garden.


9) Converting your garage
Converting a garage into a living space may require planning permission; it’s worth contacting your local planning department before undertaking any works, and you will of course need to comply with building regulations. If you are able to convert, the possibilities are endless: gym, dining room, extra bedroom, office and more.


10) Extension work
Loft, basement, and kitchen extensions are popular and may require planning. For increased home value, a kitchen extension is often the best choice. Create a functional and impressive kitchen space to meet modern living needs and make it a standout feature.
Finally, try to think like a buyer – be critical. Walk around your house and try to identify anything that would discourage buying it.
